On February 13, the Chamber of Commerce and Industry of the Rostov Region hosted the roundtable "Housing market without equity holders: how to prepare new projects?" It was organized by the Expert South Analytical Center. The Unitile Group of Companies became the general partner of the event.

At the meeting, Unitile CEO Sergey Klykov spoke and presented an assessment of the current state of the industry and the rules that will now determine the work of not only developers but also manufacturers of building materials. During the further discussion, he offered a number of solutions the company can offer to the construction sector in new conditions.

How to prepare projects

This is the plan approved by the Government of the Russian Federation for a gradual transition from shared to project financing of housing construction. The reason for its appearance is clear – cases with deceived equity holders distress the public, rising social tension. The goal is also good – to prevent the very possibility of such situations. However, according to many experts, chosen solution is at least ambiguous. It results in too many questions for market participants, answers to which nobody can give for the moment.

– "There is no sense in challenging and evaluating the government's decision. The fact has come true, as it is made, and everyone should execute it. Now much depends on the players themselves: to which extent we can agree on, develop common rules for the game," Sergey Klykov says. "And the most important thing is our degree of readiness for searching and finding mutually beneficial solutions. It seems to me that the best response to project financing, which is really debatable in its current form, will be a project approach to work on the part of developers, manufacturers of building materials, all other related parties. The time when every person for himself passes away. The need for consolidation of efforts is at the forefront. For example, on our part, we are actively promoting a comprehensive offer, including facing tiles, porcelain tiles, bricks, and building mixtures. Including the possibility of preparing a custom product range, taking into account all partner requirements, which is already being implemented for several major projects.

And it should be noted, such offer was met by developers with enthusiasm, among which there are leaders of such large companies as Komstroy, Edinstvo, Ruslan, Slavyane, KSM-14 Building Trust, and many others.

– "What we heard from the Unitile representatives is really very interesting. Implementation of this approach will allow achieving a cheaper cost of construction without loss of quality. And to get additional advantages not only over other developers but also in the competition of primary and secondary housing market offers," one of the participants of the roundtable admitted after its completion.
